1. Provide Seller’s Packet (free)

A full packet of information on the market condition of your area
*Market activity report – A report of all active, pending, and sold listings in your neighborhood.
*CMA report – Comparative Market Analysis, includes price, average sq ft, days-on-market, etc.

2. Determine Price

*Assist you in determining the best selling price of your property.

3. Prepare Property for Showing

*Coordinate repairs and upgrades if necessary.
*Advise on staging your property.

4. Create Marketing Strategy

*Plan and establish a marketing program that fits your needs.

5. Evaluate Offers and Negotiate Counter Offers.

*Advise on price, condition, and terms on all offers.

6. Close the Deal

*Coordinate between escrow, lender, home inspectors, and surveyor to prepare closing documents. *Review closing documents and complete transaction.

7. Assist with Relocation

*Coordinate local and international moves.

After the price, terms, and conditions have been negotiated by the seller’s and buyer’s broker, an escrow company will be assigned to assist the closing.
♦Buyer deposits an earnest money
1. Escrow company requests title company for a title report
♦Confirm seller’s title
♦Buyer notifies ownership method
2. A new deed is created by an attorney based on the title report.
3. Buyer and Seller sign the closing documents for recording.
♦Buyer deposits outstanding balance
*The new deed must be notarized
4. After transfer of ownership has been recorded, Seller receives sell money and closing statement, and Buyer receives new deed and closing statement.
